Tenant Finding

 
Our job is to find all our landlords’ great tenants where the tenancy goes happy and smooth without any problems. We find fantastic Prospective Professional Working Class Tenants and Corporate Company Tenants whom the company is liable for all rent payment. We thorough check each and individual tenant references and carry out a major credit check and once both parties including Landlord and Tenant is happy we carry out the remaining paperwork and carry out the move-in arrangements as normal.
 

Referencing Tenants

 
We will now require to carry out the following reference checks for each individual tenants:
  • Employer letter – indicating salary and job status
  • Landlord letter – if managed by the agent we will require letter from the agent, if not then landlord.
  • 3 months up to date bank statements
  • 3 months up to date payslips
  • Photo identification (passport, driving license)
  • Professional Credit Referencing
 

Preparing Tenancy Agreement for Both Parties Landlord/Tenant

 
We will prepare Tenancy Agreement for both parties Landlord and Tenant. We will require few extra details from Landlords at this point. We will need Landlord Bank Details and Address for future rent payment from tenants. We will arrange both Landlord and Tenant to come to our office to have a coffee with us, and kindly sign their part of the agreement or else we can email the documents or posts copies to their designated mailing address.
 

Arranging Gas Safety Certificate / Energy Performance Certificate

 
We can arrange Both Gas Safety Certificate (GSC) and Energy Performance Certificate (EPC) for all Landlords who wishes to rent their property with us. Each Certificate will costs a sum of £60.00 from our accredited assessors. If you wish to arrange GSC or EPC please contact us.
 

Arranging Inventory Services and Cleaning of Your Property

 
We can arrange Both Inventories and cleaning services for your property. If you wish to arrange such services please kindly contact us.
 

Free Deposit Registration Services for All Landlords

 
The deposits are kept in the governmental scheme: In Deposit Protection Services (DPS). This service is a complemental service from us offered to all our landlord, A free service.
 

Renewal Service Extensions

 
Within the last 2 months of the Tenancy Period our Renewal Team will communicate and renegotiate both with tenant and landlord for any renewals of the current tenancy for further years. If however the landlord and tenants wish to terminate the tenancy we will put the property back on the market and try finding you new active professional tenants straightaway.
 

Rent Collections and Monthly Statements

 
If the property is either Rent Collection’s Service or Management Service or both, we will make sure to deliver you monthly Statements to yourself by email.
 

Key Secure Service

 
We have a Special Key System which allows us to keep all keys we collect from all our landlords are securely tagged up in our secure system key room, given each key a special property reference code.
 

Outgoing Payments

 
We will make payments to any builders, plumbers, handyman’s from the monthly rent received for any jobs carried out for the Property. We will deduct the repair funds and Transfer the remaining to your nominated bank account.
 

Repairs and Maintenance

 
Arranging any repairs, maintenance or replacements to the property or contents which come to or are brought to The Agent's notice and which The Agent considers necessary, up to an estimated cost of £150 for any one item or job, The Owner being responsible for the cost involved. Where the estimated cost exceeds £150, notifying The Owner or their nominated representative who will be responsible for arranging and paying for such work or Replacement. We will deduct the repair funds from rent and Transfer the remaining to your nominated bank account.
 

Property Inspections

 

We will be inspecting the property periodically to ensure compliance with the terms of the tenancy agreement. We will prepare a report and email our Landlords how the property is keeping. If there are any issue’s with the property we will let you know immediately.

 

Deposit Deduction Services

 
On the 6th April 2007 in England and Wales if you rent your property, the deposit provided for the property must be safeguarded.
These schemes are protected by the government and they’ll ensure you will get deposit back if the Tenant:
  • Meet the terms of your tenancy agreement
  • Don’t damage the property
  • Pay your rent and bills
If any of the stated points are broken the landlord has the eligibility to claim back the funds of the deposit. If there is a dispute between the landlord and the tenant the money will be held by the deposit scheme until the dispute is sorted.
