Marketing

Our marketing team, with their vast experience, will ensure you receive the best exposure for your property. Offering professional photography and in depth market knowledge, we will rent or sell your property for you in no time.

 

Tenant Finding

Searching for quality tenants can be difficult, however our location opposite Princess Park Manor puts us in a favourable position when it comes to attracting the right kind of tenants. With thorough references carried out by recognised referencing companies, including quality credit checks, you won’t need to worry about a thing. Once references come back and both parties are happy, we then carry out the remaining paperwork.

 

Tenancy Agreement

We prepare tenancy agreements for both the landlord and the tenant. At this point, we would require the landlord’s bank details and home address in order to set up future rental payments from the tenant. The exchanging of agreements can be done in the warmth of our office over a cup of coffee. Alternatively, we can email or post the document if that is more convenient for either party.

 

Referencing Tenants

We are required to carry out the following reference checks for each tenant:

  • Employer letter – indicating salary and job status
  • Landlord letter – if managed by the agent we will require letter from the agent, if not then landlord
  • 3 months up to date bank statements
  • 3 months up to date payslips
  • Photo identification (passport, driving license)
  • Professional Credit Referencing

 

Inventory & Cleaning

We are happy to arrange inventories and cleaning services for your property. We are here to assist you, so if you wish to arrange such services, please don’t hesitate to contact us.

 

Gas Safety

We are happy to arrange both Gas Safety Certificates (GSC) and Energy Performance Certificates (EPC) for any landlords who wish to rent their property with us. Each certificate costs a total of £60.00 from our accredited assessors. We understand how busy you can get, let us take it from here.

 

Payments

For any repair and maintenance work carried out for your property, we would handle the payments to the relevant tradesman. We would deduct the funds and transfer the remaining amount to your bank account.

 

Professional Service

Being appointed to manage your property is not taken lightly here at Princess Park Estates – we are determined to meet your unique requirements with the utmost professional care.

 

Rent Collection

If you join us with our Rent Collection Service or Full Management Service, we would make sure to send you monthly statements via email so you can stay updated.

 

Repairs & Maintenance

Any repairs, maintenance work or replacement of contents which come to, or are brought to the agent’s notice, and which the agent deems necessary, will be arranged by us immediately if the required work costs up to £150, with the amount deducted from the rent payment. If however this amount is exceeded, we would need to notify the owner or their nominated representative who would be responsible for arranging and paying for said work or replacement.

 

Property Inspection

We carry out inspections of your property periodically to ensure compliance with the terms of the tenancy agreement. We would then prepare a report of the inspection and email you to update you on your property.

 

Key Service

The keys to your home are kept safe in our secure key room, with each individual set of keys being given a unique property reference code – there’s no doubt that your home is in safe hands.

 

Deposit Protection Scheme

The deposits are kept in the government-backed Deposit Protection Scheme (DPS). This is a complementary service offered by us to our landlords, free of charge.

 

Renewal Service

Sometime within the last 2 months of the tenancy period, the Renewals team will contact both the landlord and the tenant in order to discuss whether a renewal of the tenancy is desired. If it is desired, we will help both parties to renegotiate the terms. If however the landlord and tenant wish to terminate the tenancy, we would make the property available again on the market, and begin the tenant search process.
